The Trust owns The Quarters at Columbia, a 616-bed student housing community near the University of Missouri in Columbia, Missouri, acquired on November 26, 2024 for $41,500,000. The Project is master leased to an affiliate of the Trust Manager through November 26, 2034. Holders receive Base Rent plus Percentage Rent equal to 80% of gross revenue above a stepped baseline, after debt service and Trust expenses. The objectives are distributions of 4.61% rising to 5.14% of the Holder purchase price over ten years and a sale of the Project in about ten years at the Trust Manager's discretion.
