The Trust is a Delaware statutory trust that owns a portfolio of single-tenant, net-leased retail properties across multiple states, leased to Dollar Tree, Reasor's, and Tractor Supply. The Properties are master leased to a Sponsor-affiliated Master Lessee under a triple-net lease guaranteed by another Sponsor affiliate. The Trust seeks to provide investors with monthly distributions from net cash flow and an investment structured to qualify as replacement property for Section 1031 exchanges. Potential exit strategies include a property sale, a Section 1031 exchange, or a Section 721 contribution to an affiliated REIT platform, subject to market conditions and Manager discretion.
