Strategy Overview

The Parent Trust owns two Operating Trusts holding stabilized active adult (55+) build-for-rent cottage communities in Texas: Emerald Cottages of Stonebridge (44 units, 2016, McKinney) and Emerald Cottages of Waco (32 units, 2018), bought 3/3/2026 from unaffiliated sellers for $32,225,000 on an all-cash basis. Each Property is master leased for ten years to a Sponsor-owned Master Tenant paying fixed Annual Rent of 4.50% of equity in Year 1, rising to 5.59% in Year 10. The plan is to hold, collect rent and exit in about ten years by sale or a Section 721 contribution to a Sponsor-affiliated REIT.
