Strategy Overview

The Trust owns Everleigh Short Pump, a 165-unit Class A age-restricted (55+) active adult apartment community completed in 2019 in Short Pump, a Richmond, Virginia suburb, bought on December 17, 2025 for $63.5 million from an unaffiliated seller. The plan is to hold a stabilized asset for steady cash flow and modest rent growth, with no significant capital program, and to sell or contribute it to a Sponsor-affiliated REIT through a 721 exchange within about ten years. Investors receive monthly distributions from master lease rent, and the structure is built for Section 1031 replacement property.
