The Trust owns four existing single-tenant industrial properties (505,592 rentable SF) in Panama City FL, Arden NC, Chester SC and Conway SC, bought all-cash in July-August 2025 for $57,687,000 and master leased for 10 years to an affiliate that subleases each to a tenant: Amazon, TE Connectivity, GAF and Professional Plumbing Group (Marcone). The stated objectives are capital preservation, monthly distributions starting at 4.78% per annum, rent growth and an exit by sale or Section 721 exchange in about seven to ten years.
