It bought the Project on 2/3/2026 for $62,500,000 and master leased it for about 10.5 years to a sponsor-affiliated Master Tenant paying fixed Base Rent plus 80% of gross revenue above a Baseline Amount. Projected distributions start at 4.70% and rise to 5.21%. The plan is to hold about 10 years and sell, with an FMV Option allowing a cash buy-out or a Section 721 unit election.
