NexPoint Marina II DST offers 1031 exchangers and cash investors unlevered interests in two lake marinas: Kuttawa Harbor Marina on Lake Barkley in Kentucky and Stardust Marina on Norris Lake in Tennessee. Each Operating Trust owns the marina improvements and master leases them to a Sponsor-affiliated Master Tenant that holds the federal lease or license and runs the slips, campground, restaurants, fuel and rentals through a third-party property manager. The plan is to grow net operating income through rate increases, lease-up of new slips and added services, pay monthly distributions from master lease rent, and sell within about five to ten years.
